When I first started in real estate sales the commissions were set by the real estate board and large raw land was 10% and thats the level I operate at even today.In 1989 I had a buyer for a 10 million dollar parcel and my EBA was 5% for listed property.

Leve the principal amount in place as secured, modify payments to market value, place overage in non-accrual, adjust loan loss reserves only to the non-accrual, re-appraise in three years, adjust payments to market and continue to do so over the life of the loan until the non-accrual is worked off, borrower must quailify for increase.

I thought I would be getting much better service in this price range, but for large commercial guys, a million dollar deal is not that big.The point is this happens on all levels, but at your level I understand the realtor's point.
