It's incredible the difference can make just investing in the state (sometimes even the city) next to where you're looking.

We have occasionally run into issues with the Internet being down at the STR and it not all going through with a tenant now using a code that doesn't work.

Do you know anywhere on the internet I can find something to inform me on the paperwork process of wholesaling a property with a quitclaim deed that one received from the county paying the taxes owed? 

It took us thirteen years to get to the point where both of us could quit our W-2 jobs, or at least substitute our jobs with work we do to support our real estate investing.Yesterday I cleaned out my palm sander, sanded down a door with 220-grit that I had primed the day before, arranged to meet my agent at a property we're about to put on the market, primed a doorframe, read about personal finance for two hours, put together a shelving unit, dealt with a tenant over an electrical and cable internet shutdown.

Student rentals really drive the market, but thanks to recent zoning changes, legal student rentals are incredibly hard to come by.

Conversely, I also know people who find communicating with guests and cleaners to be incredibly draining, they don't know the first thing about managing an STR nor does it particularly interest them, and they would rather spend their time making money in their main job rather than taking on a side hustle that they may not be able to do as effectively.

We are in a reverse frog boil environment  - Instead of boiling to death slowly they raised IR so fast that people are unsure/unclear when it's a good time to come back in - they will more than likely lower rates 1/8 to 1/4 point at a time, incredibly slow to allow the market drip back to normal preventing a surgeI'm also seeing people drop $5,600,000 in cash to $13,000,000 in cash like it's nothingCash rules down in florida even on 889K deals
