Talk with them about all the potential issues that may come up: rehab takes 6 months instead of 2, living in a humid moist area for several days, what if the city says they must leave NOW, and many many other potential issues. 

Typically temperatures don't rise into the 90s and it's not humid, and everything cools off at night. 

@Matt GeertsI just returned from a humid run (summer is nigh) and have two more properties to add to my watch list.  

Also, tile is better suited to stand the humidity of the Arizona weather.

We spend a lot of time discussing this issue because today it is 92 degrees and 90% humidity and there is not a rental on earth that is going to attract top dollar if there is no AC. 

But seriously, it feel like that because then we swing right into 90+ degree days at about 9,000% humidity.

Damn it is hot and humid here.

Too much humidity was the culprit (they don't run bathroom fans and had turned off the dehumidifier we provided which states in lease it must remain on).

Much better than the humid days in Jersey though.

Very hot and humid.
