Talk with them about all the potential issues that may come up: rehab takes 6 months instead of 2, living in a humid moist area for several days, what if the city says they must leave NOW, and many many other potential issues.

We spend a lot of time discussing this issue because today it is 92 degrees and 90% humidity and there is not a rental on earth that is going to attract top dollar if there is no AC.

Too much humidity was the culprit (they don't run bathroom fans and had turned off the dehumidifier we provided which states in lease it must remain on).
