Many agents steer their sellers away from VA buyers (in a multiple offer / hot market situation) because they perceive the VA loan process to be difficult.

Hmmm, guess you didn't notice that @Michael Plaks is an "Enrolled Agent".There are hot dog vendors, there are fast food cooks, there are sit down resaurant cooks and there are fine dining chefs. 

I think you can start at a place like hot pads to see what the listings are being offered for.

The mid-market is pretty hot and affordable if you're looking to invest out of state.

Also do occasional hot yoga (which will make you feel like a completely new person - and my wife loves it!)

I see a beautiful big house with a great view of the ocean , with a pool and hot tub  for a whole lot of money .

As an Ohio Realtor, I just came by to tell you that a hot spot for investors/ people from all over the world is investing in Ohio.

We are 8 to 9 years into this same question on the forums...that the market is too hot. 

Compare my plumber to another "hot shot" developer I know who ended up over extending himself and filed bankruptcy, maybe the plumbers are doing better than that fast growing developer...  

Find the hot spots, those charming neighborhoods and coveted areas where short-term rentals are in demand.
