Assuming 7.5% interest rate, the negative leverage would require you to put way more than 20% down just to break even.  

My team and I have gotten (just the other day) a house $1.6M reduced down to $1.4M 30 days on the market, a property 68 days on the market reduced to $100K, and then another $24K in closing costs.

If need be, I can/will go down the legal path again, but I would like to avoid it as I want this property flipped ASAP. 

There is more maintenance cost when they are small keeping the grass down.  

Current mortgage is $2,850, but will be coming down very soon to $2,600 thankfully.
