On current tenants, I agree, that's harsh I never recommend implementing new foreign fees or changes to current, but on move-outs you could do it with the applicants...

I was there about a year ago - working at Amazon, sending out (very little) mailers, getting some harsh or no responses....There are definitely more ways to market to sellers than just calling and as I'm sure you know - some you can do for free and little time (CL ads), some you can do with money (mailers, signs, paying a cold caller, etc).

Hard to say, but from my short experience I can tell you that inside the city of Hartford the returns are good but it's very harsh.

Bounded on the west by ocean, south by Mexico, North by Pendleton, and East quickly gets harsh. 

It would appear the harsh and long summers there have an adverse effect on the cooling units, which should seem obvious, but was something we didnt budget sufficiently for when we started out.

May sound harsh but if you let it slide with one then others will follow or this one will start paying later and later.  

The Northeastern Ohio (Cleveland & Lake Erie) winters can be somewhat harsh.
