I've recently begun installing 1.75 gallon/minute showerheads in every unit that turns over(they're very cheap on Amazon.com,) and have begun putting in a toilet that only uses .8 gallons per flush(it's called The Niagara Ultra High Efficiency, available at Home Depot.)

Newer water heaters; one gas and one electricLarge boiler; however needs to be flushed frequently because of degrading old piping.  

When I was flush a year or so ago I tried to get the owner to sell it to me without any luck and now that I'm cash poor she decided to let it go.

If it is not serious and you continue to involve me I will bring a 30 day lease termination letter for both units and will definitely flush out the problem.

I can assume this has something to do with the 21 occupants who are all bathing, flushing the toilet etc. 

So many of the distressed notes were the  2nds that were given for no money down deals.. those have at some point have to finally flush through the system.   

I am considering using it as down payment on a fixer upper single family house to live in (so I can stop flushing money out on rent and start building equity) but ideally I think I might prefer pursuing different income generating options, such as flips or rental property, (granted none of these options come cheap around this area).  

(Materials I use run about $165 for all of this)-Are you replacing the toilet (you should if it is over 1.6 gallons per flush)

(At $100 it is a top value on the Terry Love site but we have kept the older toilets in rentals because they flush well).

However, 2018 was a huge year for fund growth, which added more inventory than was absorbed.  2019 should flush out this inventory, as most, but not all, funds have ceased acquisitions.
