So, I feel as though I am speaking from experience, that paying a little extra and going with a stellar sales team was more than worth it than trying to sell it ourselves out of area.

Very nice market, but pricey and again like you are finding the numbers just don't make sense because sale prices are inflated cause you have paper heavy investors who are thinking way long term and any short term extra costs are irrelevant to them. 

Boom, you are now a real estate investor.Oh and definitely build a corporate web of at least 5 layers of shell companies before you even begin thinking about buying a property.
