A lot about DCRA permitting processes relative to the ease in most of the Virginia jurisdictions, didn't forecast the length of time it would take to sell given the price point/neighborhood (not nearly as quickly as our $400K home last year), definitely something we'll consider before another project of this scale, lastly, we learned a ton about the DC Downpayment Assistance Program and time/bureaucracy involved.

It will probably cost me a fair amount of $ but the hope is that I'll have less tenant tension from top/bottom units.As for electrical there is a sub panel that attaches to the basement unit... might be able to do something with that.I am open to other ideas on how to deal with the heating/cooling if possible and any other helpful tips on a top/bottom rental.If the heating/cooling, water, electrical aren't separated out, then I would have to have a built in price factored into the rent instead of the tenants paying the utils themselves yes?

I still advise every client that we are selling the house twice...1st to the buyer, and then and maybe even more importantly the appraiser.....I want to take my chances that ease of showing, ease of access, ease of doing the appraisal, providing the comps I want them to use, and doing everything I can to make their job easy in a difficult world.
