So realistically we have 20k in equity, and can only rent it for about $100 more then the mortgage payment.Here's the deal, the house is now 10 years old and needs some small upgrades (counter tops, paint,...).

Countertops and backsplash in kitchen?

I would like to do wood/laminate flooring throughout and granite counter tops as I think those would last the longest and not have to be changed every time a tenant changes.

-Upgrade to 200-amp, 40-circuit panel-Install 220V dedicated line to where range will be-Install dedicated 20-amp line for refrigerator-Install dedicated 20-amp for above-range mounted microwave-Install 2 separate dedicated 20-amp circuits for kitchen countertops-Install GFCI for dishwasher on dedicated 20-amp circuit-Install 2 separate dedicated 20-amp circuits for each bathroom-Ensure 220V circuit for dryer is functional and compliant-Wire ceiling lights for two smaller bedrooms-Test all circuits in house for functionality

I’ve made some upgrades to my unit: new AC, hurricane shutters, bamboo flooring, as examples over the years, but haven’t upgraded the cabinets, countertops, or tile in the kitchen or bathrooms.

I would like to partner up or go under some ones wings so I can learn the ropes I do have a lot to offer I have 3 work trucks and a large trailer for houses that need cleaning or fixing my 2 older sons have a contracting license they are insured and bonded in Colorado and can fix and repair almost anything in a house from drywall replacement to painting to changing out sinks to changing out counter tops you name it we can do it  if you need help in the property management area my wife has been doing it for over 10 years from working at Windermere at Fort Lewis WA to working in the springs watching over about 120 houses threw the company she works at now.

Do you clear everything off the countertops to show off how large those countertops are?

I've done it many times.First reaction, no to the blue, yes to a warm gray... but I usually do a lighter version of the base cab color on the uppers, or a completely different lighter hue, depending on other contributing visual factors.Are you replacing the countertops?
