I utilized (and maxed out) my credit cards to afford the materials necessary to renovate the apartments (I know bad move) therefore I cannot acquire a loan of any sort to fund the initial funds necessary to acquire a hard money or DSCR or rehab loan.
Justin W. Thoughts on this? Did this realtor violate anything?

All sales of the property involved the same realtor, the same lawyer, all within 3 years.The realtor pretends to not have known about the restriction, the lawyer is sort of playing dumb but talking about mediating as I point out they missed the restriction that they themselves originally put in.

I think those rules have been in place for a long time.U need to be a broker/dealer and or i have seen RIA do this I think legally. but you do need some sort of license to raise money .. or you need to be principal or an employee

That value hasn't been realized, unless you refinance, or get secondary loans, and doesn't guarantee future value.Also burns me up when they pass a bill and say they know it is unconstitutional, but they'll let the courts sort it out.
