Even if cash flow is squeezed to the bare minimum?

The live in flip house is in a slightly less desirable area, but barely anymore as they are in the same school district of Etiwanda which is very good.

I'll barely have any cashflow once I move accounting for PM fee and other expenses/reserves.

You could spend $10,000 painting the house pink with blue polkadots, that doesn't mean the house is worth $10,k more, it might be worth $10k less after a paint job like that.

Also the equity in your house is dead money and barely providing any benefits for you.

It seems as though they are probably barely making it and they don’t pay her student loans until they start getting phone calls about it.

I would do it myself to rehab and hunt for deals and one day I hope to, but I work 70 hours a week and I barely have time to do much away from the computer. 

If anything maybe an inch or 2 of it just barely touches my side.

Another thing is that most any of the properties that I find will barely make the 1% rule and I have yet to find one at 2% or one that each door will cash flow at $200 as suggested, at least on a 15 year note.  

We do it in stock market investing all of the time (dividend stocks vs. growth stocks).But if this is a “whew, this is using all of my investment capital for a 25% down payment, I have barely any reserves left over, and it’s going to limit me” you could be in trouble.And, as pointed out, the impact of $500 per month is far different of your W2 is $50K per year than if it’s $500K per year.
