If a transaction goes 100%  smoothly  I can somewhat understand your comments   but  if anything unexpected  occurs - having an agent involved to  assist  righting the  ship can  prove to be  priceless .

I hear of all these great profits that are being made investing in real estate that has a major “business” component, like small assisted living properties; rooming houses; sober living arrangements, etc.  

We have a 50 unit apartment complex and a local Subscription based Roadside Assistance company wants to partner with us to provide our tenants with unlimited priority roadside assistance services.

We collected nearly $300,000 in rental assistance payments.

He took depreciation on the prop, claimed the kids I’ve had primary custody of, and likely pocketed the returns.I am in the process of trying to engage a communicative/experienced accountant to assist in cleaning this mess up asap and fortunately our amazing bookkeeper of approx 8 years is very knowledgeable and responsive.
