The voucher holder is happy (very limited inventory) and as the landlord I can get a higher rent compared to the private market.

Depending on local regulations, you can mix up STR/MTR/LTR. 2) Get systems in place in those exact cities; 2 PMs preferably via NARPM, 2 high quality inspectors, and rotating book of handyman, 1 lawyer, and a credit union contact for leverage along with investor friendly nationwide lenders.

It's a multifamily property in a good neighborhood with three units and a total of four bedrooms and three bathrooms.

The cheap houses are tempting; however, if we're on the other side of the greatest run up in home price appreciation in my lifetime, and a property can still be had for under $100k, the appreciation upside is going to be very limited.

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..
