There may be allowance in the zoning code for a MHP zoning to have an accessory structure for a club house (for example).

So if you are staying in your area, we just purchase a single family home (SFH) with the 5% down or maybe a SFH with an Accessory Dwelling Unit (ADU...or otherwise known as a Mother-in-Law suite or garage apartment type of setup). 

As Seattle is the only city that allows you to build ADU (attached dwelling units) and DADU (detached accessory dwelling units) if the house of the land that you purchase has sufficient sqft.

They keep saying they're going to legalize Accessory Dwelling Units, but it hasn't happened yet.

.* The studio should be legally permitted as part of the main gross living area (gla), If it isn't, it will most likely be valued as an accessory structure (studio), even if it is contiguous and the same condition/quality as the main gla.

Does anyone have any research on how much ROI an accessory dwelling unit brings to the property?
