I'm hiring a property manager and the management contract requires a waiver of subrogation in favor of the property manager.

We just got it online in March and have had pretty consistent rentals, but are doing more direct booking than with Air B&B (through networks). 

@Glen MichaelI recently hired a PM and didn't have to provide any of those information you mentioned.

But the right home or group of homes can enable you to hire managers and staff to run things FOR you.

I noticed it more in areas where I hired a certain kid to install it.

IF you wanted to buy properties on the cheap AND do the work yourself (instead of hiring a contractor), then you want to buy with HML, do the renovations, then do a cash out refi and move into it.

It sounds like you would benefit from hiring a real estate agent to represent you.
