I agree, I have one STR that I own, but also thinking of doing the arbitrage for a few reasons: 1) to scale up a little quick - use income from that to use towards buying more properties 2) have some diversity in the portfolio 3) maybe use it as a segue into talking about getting the property under a lease to owner or owner financing situation.
