Everyone and their brother will come out of the woodwork now to sell you the next app, website or miracle pill that will make you an overnight success. 

My old company did that and created small micro-offices, I've seen it done for wood-workers, food production, welding, artspace, you name it.  

The buyers are coming out of the woodwork and saying 'please bring me some properties'.

You ever try to explain to a non-US woodworker why half of 3/8ths of an inch is 3/16ths of an inch, and have him insist on trying to measure out 3/8 in. 

In 6 months they broke 3 light fixtures - I had reports their kids were spraying a garden hose from the outside of the house into the kitchen, broke a large kitchen cabinet door, broke several plastic pieces of a new higher end Fridge, fist sized hole in the wall, carpet stains and the entire house may need another repaint, damaged woodwork, scratched kitchen cabinets, stole the curtain rods, curtains my wife spent a lot of time picking out stolen, destroyed the back yard - let the weeds grow several feet tall in the flower beds etc.  

All of you came out of the woodwork to pull a lever for some of the current ones.

I tell my tenants to be reasonable about the number of holes in the wall, none in any woodwork, and please do not fix the holes or touch up; we will do that no charge.

Even if it's been removed/remediated, you still have to provide the brochure due to the age of the house.I've never had a problem; my tenants (adults) know better than to chew the woodwork.

I personally prefer to just replace all the woodwork when buying a vacant rental property.
