However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.

Unless ::  legislation gets  passed which will dictate for better credit reporting and not allowing lenders to hold these programs against borrowers 

We sent all of our tenants a letter stating that due to the uncertain times, we would not be increasing any rents.

Overall just curious as to how people are approaching buying in these uncertain times and/or tips on things to be aware of as the rental assistance programs mentioned above.
