When the success of the deal is based on paying someone elses note and generating income on the property.. there are going to be many many defaults by those who get into this with no real reserves and their tenant stops paying and trash's the house and the senior debt payments stop.. and or the rob Peter to pay Paul.. taking rent and not paying mortgage because its not in their name.
