I'm seeing a bit of data from Insurance.com and NerdWallet that suggests Oklahoma has the worst insurance prices in the nation.

I've seen a few instances on the biggerpockets youtube channel where the comments were suggesting the data used in calculations wasn't accurate.

A few things I’d suggest as a local investor:Know Your Markets: New England is a mix of urban, suburban, and rural areas with very different dynamics.

I really can say that everything needs to be perfectly handled without any room for error.However, you do not need to go and study all aspects of Dodd/Frank, Safe Act, Senate Bill 43, the Property Code, the Finance Code, insurance law and all case law regarding wraps. 

The Hilltop Mall (standard shopping mall, Macys, JC Penny, escalators, if you were alive in the 90s you know),  in Richmond CA was purchased in 2021, but the buyers aren't doing any of our brilliant peanut gallery suggestions.

Very good point.In the case of Arizona, I have been unable to locate any state law / code that suggests Arizona may have additional regulations.

I started with the Simple Start plan, but as I learn more about the software, I realize that to effectively classify income and expenses per unit, I need to use Classes and Locations, which are only available on the higher-tier plans.I’ve seen suggestions to use units as customers as a workaround, but I’m curious if anyone else has tried this approach or has recommendations for managing multiple units in QuickBooks with the Simple Start plan.Looking forward to your feedback!
