Lenders aren't in it for the 5% spread over 30 years.

In CA I can email title company day of the sherif sale and within two hours I’ll get the clear to close title very or detail title report..... i am finding it very difficult here on the east coast  when I was an active buyer of courthouse steps our title company kept a running spread sheet of every NOD in the 3 county area and updated it daily for us.. then we call customer service morning of and they do a date down for us on the phone..  

I am very passionate about real estate and it fires me up when I hear the BS people are spreading amongst the real estate community.

I think my wife was spread thin and could not deal with the issue as effectively as we could have if I was in town but it  was not an easy issue to deal with. 

Follow the local expectations of the tenants that you are attracting, spreading the improvements as the budget allows. 

I however am always very leary on posting up great deals and spreads before the check clears from closing.

That was about $1500 spread over 4 years.

That being said I now have 17 units spread across duplexes, houses, and a quadplex. 

But the spread between current rent and market rate is my case was not as large as yours.
