I mean how many rentals do you see listed for sale or rent that are completely dated and have a laundry list of deferred maintenance?

Dating - more of a get to know you and sharing information, maybe work with each other or watch what they are doing2.

I was told my unit was dated.

His lease isn’t over till the end of Oct and clearly states that “If tenant vacates the premises before the date agreed upon in the lease, the tenant will forfeit deposit and will be responsible for rent until the end of the lease.”

Assign due dates to those steps and have a system or process in place for tracking your progress whether that be as simple as being written down in your notebook or as complex as having a project management software.

Our association has monthly educational meetings keeping us up to date on local & state law changes. 

My thoughts on the HELOC are that we could use it to renovate our current properties and use the funds to fix up distressed properties in the future(doing BRRR-like activities) and thinking it could be used as a safety net if needed.Should we be doing this HELOC if we are unable to pay it back in full at a later date.

We would be so grateful for any input, experience, or recommendations from homeowners or agents regarding what would be the preferred choice for 1) attracting rental guests in the short term, 2) retaining value for resale and not looking dated in 10 years, 3) protecting ourselves from accidents.
