Hence if I were in your scenario, I would be targeting properties in the Texas market, preferably at least an hour or so away.

But the red tape and the inability to scale due to the way mobiles are purchased and then not having boots on the ground where I was targeting were just too many obstacles to overcome in terms of risk.But the numbers were there. 

Most people target a number and it like a greyhound chasing the fake rabbit, you consistently move the needle and never get there.

When you do find a broker, make sure you sound credible, can tell them what your buy box is, and are targeting deals that you can close.
