I'm interested in targeting a city, spending half a year to a year learning the neighborhoods and economic patterns, then starting to invest there.  

@Aaron McGinnisI just pulled apart a tenant to patch of a door knob hole in drywall comprised of a plastic shopping bag held in-place with patterned duct tape and covered with plaster-of-Paris.  

I've not encountered the third sale involving a trust, and am also curious to see what other scenarios cause this pattern.

I guess I would also be looking for a pattern of resilience and the ability to solve problems.

The property is located in Northfield, MA - 2,900 square feet, 4/5 beds, 2 baths, 1.34 acres - quartz counters, marble backsplash, stainless appliances, bamboo floors, 2 decks, whitewash shiplap and completely furnished/staged (I am also a realtor and home stager) - very high end look.

I can build an addition for about 120k that contains two "units" of 2bd/2.5ba each with lots of premium features (9.5' ceilings, acid-stained colorful concrete floors, radiant heating throughout, central air, LED lights, granite countertops, subway tile backsplash, carrara marble porcelain look-alike bathrooms, etc.)

I thought about trying to go with that cultured marble (fake) stuff that would only have seams in the corners.

They are in a holding pattern to see if they can get some Boma money

We're not interested in doing business this way and trying to figure out how to change this pattern, especially since we will not have a physical office.

Because;1. both names are strong and recognizable2. want to follow the pattern of "name-name", because I use to work for a company called Ashton-Tate
