Hey Sarah, I'm a big advocate for self-managing even from out of state.I manage my 12-doors in Detroit and live in California.

If the eviction goes to court, then there is a record of that eviction on their file and it will make it harder for them to find another place to live (assuming the landlord does a background check).Not renewing the lease happens when either party decides they simply don't want to renew the lease. 

I currently live in Prescott Az.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

With my in-laws living in Augusta,  I visit the area a few times a year, and it definitely seems like there’s some potential in the market.

The answer is yes, but it is generally found when the owner is also living in at least one unit (aka "House Hacking").

Or paying off my debt, while I provide them with a nice house to live in instead of an apartment.
