The problem is that nobody can best agree on how to solve it in the private sector or through the government.

I do see a risk though.The real estate sector is very unsophisticated as far as SEO strategy and implementation overall, so it's bar for ranking is lower than most other industries I've worked within - and I've been in the industry for almost two decades (which I'll give you might warp how easily I view it to do all this on your own).

Just vet the tenants well since they will be living with you and start earning your leisure. 

I am looking to buy additional properties this year and wondering if I should refi and cash out or just have get a line of credit against the houses and use the money at my leisure.

I didn't want my career to be about money or I would have gone into the private sector. 

TLDR - I would look into property management or community management (large apartments generally) for a career that will teach you about a sector of real estate, but I would suggest giving it your all as an agent first if you can afford to survive the bumpy start. 

Other things I think might play a part is that I'm in SoCal, so I would assume traveling professionals would prefer to spend more of their leisure time exploring so many things that are close to us, so hopefully not always dealing with 7 people in the house.

Google “virtual bookkeeper” or “offshore bookkeeper” - you should be able to find someone for $4-$10/hr who knows this stuff better than everyone on this thread & would be extremely grateful to acquire extra work from “rich americans” so they can afford to feed their kids.I use offshore VAs extensively for things like this & much more to operate my STRs to free me up for things such as leisure activities & growing my wealth by buying new properties.P.s.
