This will also help when you file 1099s to report the proper amount to the IRS and send a correct 1099 to the PM for their PM Fees and possibly any Advertising or Repairs they may have doneFor the mortgage you will split it like you have it except the Mortgage will split to include the Principal amount to the Liability and the Interest expense. 

While it can be done, it is the exception, not the rule.

Why is this an exception? 

Yes, I worked closely with my daughter and wife, both of whom are exceptional real estate agents specializing in commercial properties, and I would highly recommend them to others.

Further, a UCC would be a specific exception to the lender's title policy but would not affect the priority of the new mortgage.

I would also rather have upper cabinets than floating shelves, except for maybe in a compact unit with very outdated cabinets. 

There's only one exception to that last point and that's CDMX, which has started implementing regulations because foreign investors renting short-term have pushed rents too high for the local population, which has turned against those investors.
