I currently have a Proper policy on my vacation home in the mountains of Western NC, and I am tired of them increasing the rate so much.

so how is the event going.. other than being in Mexico on vacation are you enjoying the content and networking ?

My wife and I have enjoyed the MTR strategy for about 4 years now, and I think it is a viable way to "do" real estate, but it is definitely an acquired taste that not everyone is going to enjoy.MTR isn't quite LTR, and it isn't quite STR, and it definitely isn't just merging the two together.

That probably doesn't narrow it down very much, but my clients, homeowners and investors, enjoy living in Cincinnati and Northern Ky.

The good thing about househacking a legal multifamily unit is that lender allows you to use the vacated units of 75% market rent as an income to offset the potential current mortgage.

My wife and I moved to town about 5 years ago and have really enjoyed living and investing here in BCS. 

I have never had that kind of contact @Tyler Sherman, but it does seem fishy to me.Usually we get the "our company is going to pay for our vacation" types of scams.Having said that, does anyone think it would be a problem to provide that walk through?

There are great rental long term rentals in my area but also considering an investment  at the beach for a short term vacation property. 

The easiest would be to have the tenant vacate, rehab and do a cash out refi
