We had a 3 year old house get mostly destroyed from a tenant started grease fire. 

This past hurricane (Ida) was a whopper and flooded the first floor, destroying the 2 kitchens.

If you can acquire long term tenants that wont completely destroy your property, that's probably more valuable than making an extra 100-200 on tenants who do.

Replaced 18 full sheets of sheetrock after squatters destroyed much of what existed.

Unfortunately, this keeps dragging on and they continue to harass this tenant and destroy the property.

In this scenario, if you DON'T get an earthquake policy, you get a bit extra in cashflow, but if the house is destroyed by an earthquake, you owe 400k on a pile of rubble...for some smaller investors, I'm guessing that could be enough to bankrupt them (particularly if that scenario happened across numerous properties...if, for instance, you ended up owing 1.5-2 million on 3-5 properties that were all turned to rubble, I'm guessing that would be game over for most smaller mom & pop investors who tend to have 3-5 properties).

The house in Idaho was a 3-bath 4 bedroom and the tenant destroyed every plumbing fixture, the kitchen cabinets, granite counter tops, stove, refrigerator, dishwasher, washer, dryer and the $32,000 cost was with my personally doing the work with one employee.So!!!

If they call and say your mount fell 2 months later and destroyed their $1k tv are you going to replace it?
