Hi everyone, I would love to hear from anyone who has experience/knowledge on building a detached junior ADU (about 300 sq feet) in Los Angeles.

if its SLS (Specialized), they are primarily a junior lien servicer.

(The same may apply to other personal debt liens like a judgement but I have no personal experience with this.)To wipe junior liens, you would need to buy the 1st position note and then, assuming it is in default, foreclose on it. 

Unlikely, that one of them will pull sheets for you (they are probably too busy for that) but they may have a junior associate on their team that would jump in and help.  

My biggest regret is I didn't decide to move off campus until my Junior year.

Then find brokers (resi or comm) that do that.Comm guys will bring you on as a junior, but you need to know how to work the phones.I wouldn't mention the 30 hour a week thing, I wouldn't take you too seriously if I heard that.

I would also be mindful of those that have not been in the military long because most junior service members (but definitely not all) will have gone straight to living in barracks after graduating high school, and have never had a house of their own to take care of, potentially bringing you similar issues as college students.

You're not alone - I've had 5 juniors, all well-educated, scared to death of picking up the phone.Come up with some goals for your calls. 

The current lien holder for the seller would be paid in full through the close of escrow, then the seller could carry the balance junior to your lender. 

I am curious whether collateral includes the property belonging to the LLC ( ie the real estate property) and whether it is junior to the mortgage already in place.
