If tenants balk at the extra fees one way is to tell them for having to take multiple payments a month you have extra bookkeeping costs which have to be paid for.

I have not sat down to do the bookkeeping but it was pushing 40% of a $170 debt.

When I went on Quciken, I found their Rental Property Management Software https://www.quicken.com/personal-finance/quicken-r...When I went on Intuit's Qucikbooks site, I saw solutions for accountants, bookkeepers, small business owners, and the self employed, but nothing that said it was rental property specifically.

In addition I also do the bookkeeping and payroll for the company I currently work with. 

I know the book keeping will need to be separate.
