and in your state it's even worse as the Franchise tax board has shown quite a bit of dislike and aggression to reverse exchanges.  

I dislike the term because it can mean more than one thing.

Of course If they dislike realtors you can play up the benefits of selling outside or a realtor and the traditional MLS sales process.

I dislike having to use both Docusign and Dotloop in the business but Dotloop is the company that won the market here on the sales side of things and Docusign is what is integrated with Rentec Direct so this is what we do.

If your standard is "whoever I feel like," then invariably you will randomly feel like showing a Mermaid a house, but not a Unicorn, and lo and behold now it appears that you dislike Unicorns even if you are one.
