There are several reasons that someone would liquidate a home quickly, and a targeted marketing campaign like sending out mail pieces could put you in front of those sellers.

There is a significant value in the acquisition and entitlement of the right piece of land for builders and developers.  

Let's say that you paid $20k to some marketing firm to create and distribute your promotional videos.

Because it will, kind of hard to promote yourself as the great "Captain" as the ship under your command burns..... 

Those are probably the biggest pieces, the rest is talking to other investors, surround yourself with these folks, build the relationships, run the numbers, get comfortable with the numbers, and start writing offers.
