If they want it, they can pay for postage and you can throw it into a prepaid postage box and mail it to them. 

Doesn't mean you will have the same luck but we have not had an issue with prepaid rent.

I would guess that a significant portion of the closing fees is prepaid expenses into escrow, which is really just putting money into your own pocket, but tough to know without seeing the breakdown.
