I'd prefer to own the asset and partner with someone who can manage the asset so it's completely hands off.

Other options could look like a property closer to you or in an area you are more familiar with, could be turnkey options with an established company, could be partnering with someone to gain some experience. 

As one who was personally defrauded by Clayton (despite his claims it was all his partner's fault), it really is disingenuous for him not to take responsibility when his Ponzi scheme fell apart.
