Then, I guess I would try to talk to tenants and find out any pains they may have and then upon solving these problems and gaining some good will, get in and get new leases signed with some upward rent movement.

Its government stuff so sometimes they can be a pain on things, but I've never lost a deal once it was inked.They are moving way faster over there than they were last year, the ones priced right are getting gobbled up, you really don't have a week to ponder things if its a real deal.

Unit rehab is also a LOT because you need to change the windows out to double or triple pain in many areas as the young people that do burn outs on their moped or dirt bike can be bothersome and turn non section 8 tenants away.

Wordpress websites can range from poor to decent based on the quality of the template but the problem is twofold: Wordpress needs to be updated constantly to address bugs and security fixes (which is a pain to do), and Wordpress is primarily a blog engine and doesn't look great for bonafide websites.From my critical eye, I can tell when a website is made on Wix or Wordpress and not in a good way.

I personally dont like YL for the reasons you mentioned, but pretty much all marketing methods work with enough volume (postcards, YL, flares, smoke signals, etc).It DOES attract sellers, since I know some great investors who ONLY use yellow letters.
