This has exposed the fact that we have no muscle with bureaucrats and lawmakers, unlike, say, the banking or home construction lobbies. 

We utilize QuickBooks Online for accounting, so it accepts automatic ACH or e-check the tenants can submit payment for each month.

It also helps you develop your "No Muscle" and practice delayed gratification. 

While you will have to pay them, you will be saving yourself time, gas money, wear and tear on your car, food expenses on the road and lots of head aches. 

If you do not wish to collect the rent yourself you can have your tenants pay via ACH, or can directly go to you bank & deposit the rent, Cozy or Zelle,, Venmo,PayPal.

I now use my banks system of ACH.  

We have about 70% who have agreed in writing upon signing the lease to pay via ACH/direct debit which is great, however, I am trying to add some additional automation.

We use Rent Manager Software with Paylease so residents can ACH the money into our bank account, if the resident does not have a bank account they can use CashPay where they go to a Kroger or Walmart give them the cash and they put it in our bank account.
