But I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.

Will a $100K budget even work in light of the $30K in permits and fees?

I generally purchase with cash and refinance after a light rehad.If you do that, it doesn't really matter whether you buy in your personal name or an LLC.

So, for the last few months she's submitting reports about breakers tripping (no pun intended), so we send an electrician out, and he finds a 20 plant grow with massive lights throughout the garage! 

Signing a loan isn't something to take lightly.

The only reason this came to light was I was looking to buy a different primary home and it got me looking at this!
