@Shaylynn O'LearyI think I may have posted this in response to you in another thread a while back, but here goes again.If you pick a random "low cost" market like the ones you named, don't know anyone there, don't set up a network, buy random properties, and turn them over to people you've never met to manage, you will most likely lose money. 

What marketing strategies are the most cost effective?

While under contract, we perform due diligence and there will be some soft costs incurred.

The last deal I did like this, I bought a $145K home with about $10,000 out of pocket for repairs & closing costs

With a very high costs are so many are stretched to the limit.

My "middle" is close to my bottom price and I picked up another $75,000 of free equity, for a total of $198,000 free equity in 5 days on two properties in 2025. 

It turns out the machine was allowing free washes, and with a replacement part should be back up and running. 

It costs me $1,500 to evict a tenant with it usually taking two-three months.
