I've seen instances where the tenant never established a gas account, and lived with no hot water, no stove, no furnace -- a house full of electric space heaters, and a lot of mildew (due to humidity and poor air circulation).

I do fix and flip but always use solid wood cabinets, boxes and doors, as they present better, aren’t affected by humidity as much and can take a beating.In any case, for fix and hold, I’d want a solid wood cabinet so they last longer and won’t require replacing as often, especially here in Florida where moisture tends to find a way to destroy things.

Once I had one installed in my rental, I have to admit that with that fan on high and at least one window open (preferably at least two, one front and one rear) the house stayed very comfortable through a slight rehab during turnover in the hot and humid southern summer, without using A/C.

Pretty hard to go jogging when its 100 degrees and 95% humidity :)Having spent one year in the South I would NEVER in a thousand years choose to live there the heat and oppressive environment is just too much for me..
