.- You mentioned this sale is tax free 121 exclusion, which is great, and seems like a solid start to your goal.- The townhouse you're moving into is currently a rental, but you plan to live there two years for the 121 exclusion.

The webpage has them based in Maryland but they aren't listed in the state's business directory.

Another good thing about that is that you can do a cost segregation study based on the percentage of the house that is being rented to your house mates.
