In my agreement, we say that the fee is for the right to have animals on the property and is not a deposit to cover for damages.You are unlikely to get the odor out so replacement is the best option.

in our new construction we do NOT provide refer or washer dryer.. supply chain is so fouled up.. and that way we dont have to warranty them and sure enough they get dinged then we have to replace them.. so NO never provide refer or washer dryer in our new construction many do but we wont.
