My handyman is actually my emergency contact, so all bases are covered.  

Now I will be putting roughly 10% down on the home and using the left over $3000 of the money I have borrowed for emergency expenses or vacancies.

@Drew Slew Gary from Admiral Plumbing In JC helped me out when I had an emergency.

I do have the 20% down payment in account that's not my emergency fund.

Since I do full rehabs on our homes, my expenses going forward are pretty minimal and high-dollar emergencies just don't happen.

Lots of time spent showing properties for rent, processing applications- running credit checks and verifying employment, We are not on call 24/7, but if ther is an emergency, the tenants have a number to call which is our local plumbing and water remediation Company. 

Have cash on hand to handle emergencies.

Some of the MFH books to start with are by Steven Berges on buying apartment complexes and David Lindahl about emerging markets. 

How much cash reserves do y’all like to have in case of emergencies?

I know we want to leave room for an emergency budget, which is why I’m looking into leveraging an FHA/203k loan to assist with the renovations.
