It's easy to get bogged down by too much software in today's world.

Looking to understand the job and the day-to-day.

What I would do today knowing what I know and based on my age (im 54 now).

Today getting someone out in 6 months is fast and it can take much longer for professional tenants.

A lot of folks don't take the time to educate themselves on how to do that. 

My suggestion is to continue being active on BP, get out to some networking events and seminars and also educate yourself through books and podcasts. 

This analysis is purely for educational purposes and is for a course capstone project.Any thoughts/feedback would be super helpful.

Attending local meetups, analyzing deals regularly, and continuing education would position you for long-term growth.Good luck!

What these $20 - 40k “mentorship’s” sell is a SHORTCUT, but it does NOT work because the PRIMARY real estate education and knowledge MUST be there in order to be able to implement and strategy or tactic correctly, at the correct time, and under the correct conditions.  

It is very hard to find deals that can cash flow and generate a cash bonus in todays market with the current rents.To give you perspective: I bought a home for 200k or so, renovating for another 240k.
