There's a reason I'm not buying them though... because if cash flow is the driving factor for me, Fanduel has some great parlay boosts :) I want wealth and putting down 50k to make $150/month doesn't excite me.  

You can buy a list of investors or build one yourself by creating a website, driving traffic through educational content, and offering value.

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.

Driving for dollars sounds great but takes a lot of time and hits.

THIS MATTERS IMMENSELY with any group you join, to be surrounded and coached by people who are successful and looking to achieve the same goal.This is not a DIY BRRRR program so to compare it to youtube videos and books is silly to me.

Chris I agree that the administrative burden drives minimum investment amounts higher to make sure the juice is worth the squeeze to the sponsor.

I’m just glad to see I’m not the only one who can’t believe the laziness of their children ordering home delivery rather than driving for five minutes.  

I may be new to investing but I'm an expert when it comes to the area and surrounding markets (indeed I've had a front row seat to the growth in Florida).
