Perhaps I have been lucky to avoid this on the first handful of properties but I recently had my first dispute with a contractor. 

There is a company in my area that will dispute them for you in exchange for a one time fee that is = to a % of your savings they can get you.

Most small business blow up due to partner disputes, not some kid being bit by a dog. 

Because you and your partner are involved on a 50/50 basis I would say you have an equal right to the fee. he may dispute that if it is his company that is acting as the GC.

I found that if I disputed every negative item, that some of them had to be removed because the creditor didn't respond to the verification inquiry from the credit bureau.If you have high credit card utilization rates, but very few inquiries, then your scores can actually improve by asking for credit limit increases. 

I've been to a landlord bootcamp run by Atty Tristan Pettit, who my usual, all purpose attorney AND another attorney I know who also practices general business related law both said is definitely the best LANDLORD'S attorney in town and the guy to call if you're in any sort of serious landlord/tenant dispute or any serious case related to being a landlord where the stakes are high enough to make darn sure you've got the best possible representation due to what you could lose if things go the wrong way!

Find out from your attorney if the Seller is able to close a transaction with another Buyer, if their is an unresolved earnest money dispute. 

Save the Elliptical until January 1... then sell it for top dollar while people are still sticking to their New Year's resolution!
