That's not a fun conversation to have, so rest assured the PM would much rather just collect rent on time to make sure they get their 10% and pay the owners on time, even if they get 100% of the late fee.

If you don’t have a trusted lender contact, I’d suggest 1) Start having conversations with agents & vetting them, 2) Mention in your first conversation with the agents that you’re ready to get pre-approved and ask if they have any lender recommendations.
