This means that if she gives notice to the landlord today, her current lease will not terminate until Dec 31 at the earliest.     

From what I remember, AIA contracts have a “right to terminate for convenience” for the owner.....this means you simply simply cancel the contract, pay him for what he has done, and part ways.  

It works great batteries last about 10 months or so. 

I would still offer key so incase the batteries go dead or the lock gets stuck. 

The property needs some repairs before I can rent it, and I’m in the process of having those repairs done.The insurance company is saying they need proof of a lease in the next 30 days or they will terminate the coverage.

Just notify them, per the terms of the lease of course (ours is 30 days notice on month-to-month contracts), that you are exercising your option to terminate the lease. 

If she does not have a lease, she would be considered month to month and 30 day notice would be required to terminate
