If Arizona is anything like Texas all you have to do is check the assumption box on the Texas standard purchase contract.

Selling one (to repay hard money), and then live in the other while collecting rent from the other tenants.Is that an accurate assumption?

On the taxes issue, I make the assumption that having your business as a sole proprietorship, or partnership would reduce the cost of doing tax returns.  

However, given the current market (at least my amateur understanding of it) it seems that some MLS listings are difficult to make my numbers work unless I adjust my numbers slightly towards maybe 5% property management costs, with the assumption that I would be managing the property.So I'm curious what metrics other investors are using when analyzing a property.  

Better to lose your first couple of deals while you figure out what to look for than acquire a property based on bad assumptions.

But, be careful in your assumptions, you can't expect others to be your clone or be in line with your personal views, it's a business and you're dealing with the public.

I think your assumption may potentially be incorrect.

That being said a making certain assumptions there is a few things to say.
